4 New Dwellings, Darley Abbey, Derby
This scheme was prepared on behalf of a householder in 2007 and consisted of a cluster of 4 new build contemporary vernacular family dwellings set within the rear garden of a large suburban family home; an example of what is known as “Brownfield” development. Before receiving approval from the Local Authority, the owner had unsuccessfully applied for planning permission on a number of residential schemes, all of which had been rejected for a variety of reasons.
The scheme below received approval by demonstrating that the overall design satisfied policies included within the Local Authority development plan specifically those relating to “general residential development”. During the planning process, it was shown that the proposals achieved the recommended density requirement for new housing set out in national guidance along with providing good relationships to adjacent properties, a requisite of “back land” or “tandem” development of this nature. In order to ensure that the scheme was acceptable, a number of pre-application discussions were held with the Area Planner in order to ensure that the layout, design and form of the 4 new dwellings were acceptable and any potential issues spotted at that time were able to be amended or removed prior to submitting the formal planning application.
As a result of the above discussions and due to the careful resolution of the submitted design, following consultation, neighbour objections to the scheme had been reduced from 61 received during the previous planning application to zero and an approval was received under delegated powers.
